Kennington sits south of the river between Vauxhall, the Oval and the Elephant, carrying some of Georgian south London's best-surviving terraces. The listed-building stock is exceptional — 131 entries including the Grade II* 350 and 352 Kennington Road, the Grade II* 155 and 157 Kennington Lane and the Grade II* Lodge at Kennington Park — and over forty per cent of the ward sits inside a conservation area. Kennington Park, fourteen hectares opened to the public in 1854 on what had been common land used for fairs and executions, is the main green. Schools are strong with fifty outstanding nearby. Public-transport access is very good via Kennington, Oval and Vauxhall. Culture and food venues both score well. The downsides are familiar for Zone 1/2: market affordability is tight, air pollution is poor, and safety lags the London median.
