Lambeth, London
Waterloo and South Bank runs from Westminster Bridge along the Thames past the National Theatre, the Royal Festival Hall and Lambeth Palace. This is one of the most heritage-dense wards in London: 106 listed buildings include the Grade I Lambeth Palace, the Grade I Royal Festival Hall and the Grade I statue of Robert Clayton at St Thomas' Hospital, with around 64% of the ward in a conservation area. Public-transport access is the highest possible in London, with Waterloo, Waterloo East, Southwark and Lambeth North all inside the ward, and the food and culture layer runs to 260 food and 321 non-food venues. The trade-offs are significant though: the safety score is at the floor, reflecting very high footfall crime and anti-social behaviour along the riverfront and the Waterloo station area; green space is limited at under 12 hectares; and the market has eased as the ward's rental yields have compressed.
