Barnet, London
Garden Suburb is the Barnet ward covering most of Hampstead Garden Suburb, the 1906 Henrietta Barnett project laid out by Barry Parker and Raymond Unwin, with Edwin Lutyens designing the churches at Central Square, between Golders Green and East Finchley. It is one of the most intact early garden-suburb schemes in England. Nearly the whole ward sits inside a conservation area at around 93 per cent coverage, and the 185 listed buildings include the Grade I Church of St Jude-on-the-Hill and the Grade I Free Church facing each other across Central Square, both Lutyens designs, along with the Grade II* Wyldes farmhouse. Green space is substantial thanks to the Hampstead Heath Extension on the southern boundary, safety scores are strong and the residential character is deliberately quiet. The costs are built into the design: public-transport access is moderate with no station inside the suburb itself, planning controls are tight, air quality scores poorly with the A1 close by, and culture is thin on the ground.
