Norland covers the streets west of Holland Park around Royal Crescent and Lansdowne Walk, laid out in the 1840s and remaining one of the most coherent mid-Victorian developments in west London. The whole ward sits within a conservation area and heritage is exceptional: 61 listed buildings include the Grade I Cosmic House designed by Charles Jencks, and the Grade II* Royal Crescent terraces at numbers 1-6 and 7-44. Transport is good via Holland Park and Latimer Road, 26 outstanding schools are in reach, and Notting Hill's food scene is on the doorstep. The flipsides are about ceiling and market dynamics: green space within the ward is almost zero at 0.1 hectares, the market score has dropped sharply as the high-end correction has bitten, air quality along the Holland Park Avenue edge is middling, and the planning score is very low — there is essentially no new housing on offer.
