Avonmore sits immediately east of Olympia on the borough's northern edge, a small compact ward of red-brick mansion blocks and terraced streets. The whole ward lies inside a conservation area, and the character is consistently Victorian and Edwardian. Heritage is striking: eighteen listed buildings including the Grade II* Grand Hall and Pillar Hall at Olympia and the Grade II* 22 and 22a Avonmore Road. Public-transport access is very good — Kensington Olympia and West Kensington give District line, Overground and National Rail links — and fourteen Outstanding-rated schools are within reach. The drawbacks are sharp: green space is almost absent at 2.7 hectares across the whole ward, air quality is poor thanks to the West Cromwell Road and the A4, and planning pressure around the Olympia redevelopment is intense. Market affordability is also middle-of-the-pack for this part of west London.
