South Hampstead lies between Swiss Cottage and Kilburn in north-west Camden, a ward of large Victorian mansion blocks and villas dropping towards the rail lines at the Finchley Road. The defining piece of architecture is the Grade II* Alexandra and Ainsworth estate, known locally as Rowley Way — the first postwar council housing scheme in England to be listed. Public-transport access is very good via Swiss Cottage and South Hampstead stations, 26 outstanding schools sit within reach, and nearly 70% of the ward overlaps a conservation area. Housing is high quality and prices reflect it. The flipside is that green space is very thin — Alexandra Road Park is the largest at 0.6 hectares and the ward total is just over one hectare — the market score has slipped as flats sit longer on the market, and the area has almost no new development coming on.
