Arnos Grove sits in the western half of what used to be Southgate, a suburban ward built out from the 1920s around the Piccadilly line extension and still defined by it. The Grade II* Arnos Grove Underground Station is the local architectural centrepiece, one of 16 listed buildings alongside the Grade II* Broomfield House and the Grade II* Christ Church. Broomfield Park runs to 22 hectares with another 18 beyond it, and the whole ward sits within a conservation designation. Safety is strong and air quality is fair. The downsides are that public-transport access is only moderate outside the station catchment, the market score has dropped as prices sit flat, the heritage of Broomfield House itself has been damaged by repeated fires between 1984 and 2019, and there are almost no outstanding schools in the immediate area.
