Westminster, London
Pimlico North sits south of Victoria Station in the City of Westminster, covering the grid of stucco terraces built as a southern extension to Belgravia. Thomas Cubitt was contracted by Lord Grosvenor in 1825 to develop Pimlico, reclaiming marshy land with soil excavated during the construction of St Katharine Docks, and the result is one of London's most intact Regency districts. The ward has 82 listed buildings including the Grade I Church of St James the Less by G. E. Street, the Grade I St James the Less Parish Rooms and Schools, and the Grade II* Repton House. Around 62.5 percent of the ward sits inside a conservation area. Transport is as good as it gets: Victoria and Pimlico on the Victoria line plus the full Victoria interchange give the highest public-transport access band. Around 240 food venues and 196 non-food venues reflect a dense central-London offer, and 8 Ofsted-outstanding schools sit within reach. The drawbacks: green space is tiny at 1.5 hectares with Grosvenor Gardens the largest patch, market affordability is very poor, and safety scores sit below the London median reflecting Victoria's transient footfall.
