Norbury Park occupies the western slopes of Croydon where the borough meets Lambeth and Merton, climbing up towards Norwood Grove and the Pollards Hill ridge. The character is Edwardian and inter-war suburban with pockets of older fabric. Five listed buildings, all Grade II, include Beech Cottage and The Old Cottage, survivors from the pre-suburban era. Norwood Grove, at twelve hectares, is the largest single open space and total green cover is just under thirty-four hectares. Seven outstanding schools lie within reach and the ward reads cleanly on the safety and air quality axes. The drawbacks are clear: public transport is weak — Norbury station runs to Victoria but the ward's western streets are a long walk from it and there is no tube within the borough — the planning pipeline is essentially empty, and cultural provision is thin with only eighteen food and sixteen non-food venues.
