Figge's Marsh sits in north-eastern Merton, on the border with Mitcham and Streatham, a ward centred on the London Road arterial and the triangular common that gives it its name. The character is late-Victorian and interwar residential along a busy arterial. Heritage for the size of the ward is unusual: three listings include the Grade I Eagle House (a 1705 house commissioned by Fernando Mendes, former physician to Charles II) and its Grade I forecourt walls, piers and gates, plus Grade II 109-111 London Road. Connectivity is good, with Tooting Broadway on the Northern line and Mitcham Eastfields on Thameslink both in easy reach, and thirteen Ofsted-outstanding schools are within reach. The drawbacks are green space and safety. Inside the ward there is only a sliver of conservation area and under five hectares of green space anchored by Brenley Park, with larger common land pressed against rather than inside the boundary, and safety sits close to the London middle. Affordability is real.
