Purley Oaks and Riddlesdown cover the far southern fringe of Croydon, a low-density suburb pressed against the Surrey boundary and the North Downs. The character is interwar and Edwardian commuter-belt, very leafy, with the chalk downs of the Riddlesdown escarpment defining the eastern edge. Safety and air quality are both real strengths, and green space at over eighty-seven hectares — anchored by the thirty-three-hectare Sanderstead to Whyteleafe Countryside Area — is exceptional. Housing is reasonably affordable for London. But the drawbacks are substantial. Heritage is almost absent with a single Grade II listing (Purley Bury), and there is no conservation area coverage. Culture scores low with just thirty food and fourteen non-food venues, and schools nearby at three outstanding is unusually thin for outer London. Public transport is moderate, served only by Purley Oaks and Riddlesdown stations on the Southern line, with no Tube reach.
