Hayes and Coney Hall form the southern fringe of Bromley, where the borough meets the open country of Hayes Common and the London boundary. The character is suburban and green, with a village feel around Hayes Street. Green space is the dominant feature: over four hundred and thirty-eight hectares, anchored by the ninety-one-hectare Hayes Common itself, one of the largest open spaces in outer south-east London. Heritage is serious for a ward this far out — thirty listed buildings including the Grade I Wickham Court, Keston Windmill and Holwood Mansion (a Greek Revival house designed by Decimus Burton in the 1820s, built on the estate once owned by William Pitt the Younger). Safety and air quality are both very strong, and nineteen Ofsted-outstanding schools are within reach. The trade-off is isolation. Public transport is moderate at best, with Hayes station at the end of the Mid-Kent line and no Tube. The conservation area coverage is low at under five per cent despite the heritage stock, and reaching central London takes time.
